Tiny House South began with a simple belief: downsizing shouldn't mean downgrading. We build architectural, high-end homes on wheels that rival traditional real estate in quality, finish, and longevity.
The Standard
The Builder
As a Licensed Professional Builder, our founder saw an alarming trend in the tiny home industry: mass production, cheap materials masked by paint, and companies overpromising to vulnerable buyers.
Tiny House South was established as the antithesis. We remain a small-volume, high-touch workshop. We take on a limited number of builds per year to ensure every joint, every run of wire, and every piece of siding is executed perfectly.

ANSI 119.5 Compliance
We don't build glorified sheds. Every Tiny House South model is constructed in strict adherence to ANSI 119.5 recreational park trailer standards. This ensures structural integrity, rigorous fire safety protocols, and proper MEP (Mechanical, Electrical, Plumbing) engineering for full-time living.
Residential Grade
While many builders rely on lightweight RV components, we utilize traditional residential-grade materials. From 2x4 and 2x6 kiln-dried framing to closed-cell spray foam and full-sized appliances, our homes are designed for fifty years, not five.

Building small inherently reduces ecological footprints, but the materials used dictate the true cost to the earth.
Every stick of White Pine and Cedar we use is certified by the Forest Stewardship Council (FSC). For every mature tree harvested to build our homes, we ensure our partner mills actively participate in regional reforestation programs. We produce less than 10% waste on our workshop floor compared to standard residential construction.

The Building
Journey.
From initial schematic to final delivery, an architectural deep dive into how we engineer your home.
Architectural Consultation
We discuss your needs and spatial constraints to create a custom architectural floor plan. At this stage, we calculate weight distribution, trailer specifications, and structural load to ensure highway safety.
Chassis & Framing
The foundation begins with a custom-engineered, triple-axle steel chassis. We weld heavy-duty anchors directly to the frame and raise the kiln-dried timber structure, ensuring a plumb, rigid skeleton.
MEP & Seal
Mechanical, Electrical, and Plumbing (MEP) are roughed in according to ANSI standards. We then apply closed-cell spray foam insulation, curing into a hardened, highly-efficient thermal and acoustic barrier.
Interiors & Millwork
Our craftsman phase. Tongue-and-groove cladding is fitted, custom hardwood cabinetry is installed, and zero-VOC finishes are applied. Luxury appliances and smart-home HVAC systems are activated and tested.
Final QC & Delivery
Following a rigorous 120-point Quality Control inspection, the home receives its final certification. It is then professionally hauled to your plot, leveled, anchored, and connected to local grid or off-grid utilities.
